You would need to give notice at least 1 month ahead, prior to the end of the preceding month. The landlord would then make every effort to find a "suitable" tenant to lease the suite. If that is not possible, you are still obligated to honour the lease.
The roomate would be required to fill out an application and be accepted prior to moving in. Failing to do so is a breach of the lease and could result in termination of the lease.
Rent is not always increased. It will depend on inflation, market fluctuations and demand. You will be given 6 months notice and it will be timed for the lease expiry time.
Rent is always due on or before the 1st of each month. Please notify us as much ahead of time to advise if this is not possible. A Late Fee would apply.
Yes, a $25 late fee is assessed. It cannot be waived as each tenant is treated the same.
Pets are considered on a case by case basis. You would need to advise what pet you have or are considering getting and there will likely be a pet fee assessed.
No, changing or modifying the locks is a breach of the lease that could result in termination of the lease.
For an emergency, your suite may need to entered immediately without notice. Otherwise, we will notify you 24 hours in advance of needing to enter your suite. Repairs/inspections will try to be scheduled for when it is convenient for you, but it may not always be possible.
Any thing that would threaten life and/or property. Examples of this would be freezing pipes, smoke/fire or broken windows/doors. If there is any indication that the suite has been left vacant this would also be considered a reason to enter the suite immediately to check on its condition and ensure it can be secured properly.
Yes, we strongly recommend that you carry your own tenant insurance as this is the only way your contents are insured.
Please notify us as soon as you can. We will book a maintenance call, the damage will be repaired but depending on the circumstances you may be charged for the repair.
You need to notify us a minimum of a month in advance that you are wanting to move out. For example, if you want to move out on December 31st, you must notify us prior to November 30th. Otherwise you will be responsible for January rent as well.
You also will need to clean the suite according to the move-out cleaning checklist that will be sent to you. Any holes in walls should be filled, sanded and can be primed but please do not attempt to paint them.
